Leasing


  • What are your leasing requirements and application policies?

    Classic will qualify you by looking at your credit history, criminal background history, rent history, and income. Read some of the frequently asked questions about leasing with us. We adhere to the Federal Fair Housing Act when processing all applications.

Showings


  • How do I set an appointment for a showing?

    To schedule a showing, find the property you would like to view on our search rental properties tab. Each rental property will have a contact us button. Please enter your information and our appointment service will schedule a time for you to view the property.

  • How do I apply for a property?

    To apply for a home, find the rental property you would like to apply for, and click Apply Now. Please thoroughly read through our application policies and procedures prior to applying.

  • Who do I ask questions about a property to?

    You can ask questions about our rental properties by replying to your appointment confirmation, asking your leasing agent, or contacting our office directly.


Application & Approval


  • How does the application process work?

    You can fill out an application for one of our homes through the Search Rentals tab on our website. We conduct background, credit, rental history, and income checks and process applications within 1-2 business days. If you do not qualify for a home, we will send you a notification and determination via email. If you are approved to move into one of our homes, we require that you put down a deposit within 24 hours and will send you the lease to sign.

  • Who should fill out an application?

    We require a separate application for each person over the age of 18 that will be living in the home.

  • What is the application fee?

    There is a $60 fee for each applicant.

  • Can I still be approved if I have an eviction?

    A broken lease or eviction is cause for automatic disqualification in our application process. However, we will give additional considerations to your application if you have been evicted, but have $0 balance with your previous landlord.

  • Why do I need a guarantor?

    We may require that you have a guarantor if you are unable to qualify to lease one of our rental homes by yourself. The guarantor agrees to be immediately and completely responsible for rental payments if the primary leaseholder stops making payments.

  • What kind of screening check do you run?

    Our screening reports are provided by Experian. We recommend that you contact Experian directly if you have any questions or feel there is an error on your report.

  • What documentation do I need to include with my application?

    We require the following documentation with your application: a copy of your driver’s license or ID, your last 2 pay stubs or last 2 years tax returns, a picture of your pet (if applicable). Our office will contact you directly if we need anything else to finish processing your application.

  • Is my application fee refundable?

    Your application fee is non-refundable.


Move Ins


  • I was approved for a house when will I get the lease?

    Once you have been approved for move-in, we will send you a copy of your lease agreement to sign via email. The lease must be signed within 72 hours of your approval and your security deposit is due within 48 hours of your approval.

  • How do I pay my deposit?

    Once you have been approved, we will send you instructions to set up your online tenant portal. You will be able to pay your deposit online through the portal. If you don’t want to pay online, you can pay your deposit at our office via certified funds.

  • I have a question about my lease, who do I ask?

    Please contact your rental property manager directly regarding any questions about your lease. You may also contact our office with any questions.

  • How do I pick up keys for my move-in?

    We will send you a combination to access your property on your move in date. You will be able to pick up and keep the keys and remotes that are left in the lockbox.

  • Can I start moving in to my house early?

    We cannot give you access to your property until your scheduled move in date. Please contact your property manager if you need to change your move in date.

  • What utilities do I need to set up?

    Per your lease agreement, you will need to have water, electric, and gas (if applicable) transferred into your name.

  • When do I have to start paying rent?

    Your first month’s rent is due on your scheduled move in date. Rent will be due on the 1st every month after that.


Common Questions


  • Are pets allowed?

    Pets are allowed on select properties. We do charge an additional pet deposit in consideration for allowing the pets at the home. Our pet policy is advertised on our listings. We will provide additional considerations for service and emotional support animals.

  • What is the total cost to move in?

    Total move in costs will include: application fee, security deposit, pet deposit (if applicable) first month’s rent, administration fee, resident benefits package charge.

  • Can I do a short or long term lease?

    A short or long term lease is subject to approval by the Landlord. Please ask your leasing agent, or contact our office to inquire about this.

  • Do I have to have renter’s insurance?

    Yes, an active renter’s insurance policy is a requirement of your lease agreement.

  • What is the Resident’s Benefits Package?

    The Resident’s Benefits Package is an amenity included with your lease agreement. The package includes the following services:

    • HVAC filter delivery service every 60 days, which will help you save up to 15% on monthly heating & cooling bills
    • 24/7 online maintenance reporting aimed at making reporting those pesky maintenance issues easy and timely
